get the best deal available. I have approximately £50k equity but have an outstanding loan with RBS for £18k. I have approached RBS who I bank with to see if they can assist but they are unable to.DO you know whether there are any mortgage companies out there who will be able to help me?

there are almost certainly lenders that would be able to assist but you havent given sufficient information for me to be any clearer at this stage.
we dont know why rbs said no - they have just tightened up their requirements significantly. the key points are the current mortgage balance and income details.
i wouldnt suggest you post that information on here in such an open forum but please feel free if you'd like to email me and i can assist you further.
