Without a shadow of a doubt, I would recommend speaking to either an Independent Financial Adviser or a reputable mortgage broker as they can source a mortgage based on your circumstances.
If you have bad credit, most of the reputable lenders will reject you outright and can be very time consuming for you, firstly as you have to go through the application with them and secondly to await a decision
Hmm, 'specialist' and 'reputable' haven't always been particularly correlated. I would have to say Paul above is absolutely right - go to an adviser who is whole of market for mortgages, and can give you advice, anything else is likely to be a waste of your time.
